Lewis’ story

First time buyer secures Bridgend home with Help to Buy Wales and Llanmoor Homes

When National Account Manager, Lewis decided it was time to buy his first home, he was looking for a location with great transport links that was close to family and friends in Porthcawl. Llanmoor Homes’ Parc Tondu development was the perfect fit – and with an extra boost from Help to Buy Wales he was became the owner of a box-fresh 2-bed semi-detached house. Here’s his story.

Having saved for a couple of years, first-time buyer Lewis used the Help to Buy Wales scheme to buy a 2-bedroom semi-detached house at Parc Tondu in Bridgend. “This was the perfect first home for me. It’s in a fantastic area and allowed me to comfortably move ahead with getting on the ladder despite the current climate.

“I found the Parc Tondu development offered the perfect location for my lifestyle. I often have to travel for work so it was important I picked somewhere with easy access to the motorway and all amenities. As well as being close to home to visit family and friends in Porthcawl.”

Using Help to Buy in Wales

Despite being aware of the Help to Buy scheme, Lewis did not initially consider it until complications with his company car arose due to a ‘Salary Sacrifice Scheme’. However, with the Help to Buy Wales scheme, Lewis was able to reduce costs and secure a comfortable borrowing and deposit amount for his first home. Without the scheme, Lewis would have had to significantly increase his deposit, which was not an option for him.

Living with his parents prior to purchasing his new Llanmoor home, Lewis was fortunate to have the option to reduce costs and focus on saving for a deposit. However, he noted that the costs of homeownership extend beyond the purchase and recommends the scheme for anyone looking to boost what they have managed on their own.

Support through the homebuying process

Unlike buying an older property, Lewis was supported through the buying process by Llanmoor’s sales team and their recommended independent financial advisor and solicitor. Lewis credits the new-build specialists as helping to make the buying process hassle-free. “I couldn’t be happier with the service provided, I feel extremely lucky and recommend anyone that is purchasing a Llanmoor home to consider going with the people Llanmoor recommend.

“The team at Llanmoor was great to work with and helped me navigate the process with ease.”

For anyone considering purchasing a home, Lewis advises taking the time to understand every detail and recommends the Help to Buy scheme to enhance what you have achieved independently. “The scheme was my way of boosting what I had managed on my own and means I am now in a position to move forward with owning and creating my first home without worry about the current economic state or any financial complications that may come my way.

“A lot of people overlook the fact that completing and sending funds is only the beginning of a homeowner’s journey, as additional costs such as flooring, furniture and bills can accumulate. But, thanks to Help to Buy Wales these expenses have not been a drawback.”
