The recently published AgeUK Index of Wellbeing highlights several factors that contribute to health and happiness in later life[1]. Influences such as creative and cultural participation and physical activities are among the top factors that contribute to older people’s wellbeing. One such person who can vouch for the effectiveness of these is Janis Benson, who, in her 70s, is showing no signs of slowing down and recently bought a brand new apartment at Notting Hill Sales’ Cheviot Gardens development in West Norwood, SE27, specifically to make the most of the new amenities and join the friendly community.
Having lived in South London her entire life, Mrs Benson decided that 2016 was the right time to move out of her family home and into a brand new two bedroom apartment at Cheviot Gardens, on the same road as her daughter and two grandchildren. Not wanting to leave the area, the development was ideal for allowing her to enjoy her active lifestyle while being close to family and friends.
Speaking about her new home, the retired teacher said: “I have lived locally for many years, and as my daughter lived on Cheviot Road we knew about Notting Hill Sales’ development long before the first brick was even laid. We attended the very first open day when it launched last year, and immediately my family and I loved what was on offer. My three children liked the fact that, as it was designed for older people, it meant I would have plenty of support on hand should I need it, but I was appreciative of the fact that I am able to keep my independence, which I cherish.
“I’ve never been very good at sitting still; I have a very lively social life, I am a member of the local rotary club, local art history society and ladies lunch club! My new home has a parking space which means I can continue living as actively as I was before. Being a self-contained apartment, the home suits me perfectly as everything is on hand, but also having the extra security, with gated entrances, gives me and my family peace of mind.”
Cheviot Gardens is Notting Hill Sales’ new Shared Ownership development for people aged 55 and over. Comprising a selection of contemporary one and two bedroom apartments which are available to purchase through the Older Person’s Shared Ownership Scheme, the homes are fantastic for downsizers who, like Janis, are looking to free up equity in order to enjoy a fuller later life. The scheme allows buyers to own a 75% share in their home without paying any rent on the remaining share.
Janis said: “Not only did I free up equity tied into my family home, but being a new build home my bills are cheaper so my monthly outgoings are less, this is also helped by the Older Person’s Shared Ownership. Another bonus was that the property didn’t need refurbishing and a range of brand new appliances were all provided for me. I was able to treat myself to some lovely new furniture, and I can go out with my grandchildren more, which makes me very happy.
“All the people who live here at the moment are wonderfully welcoming and it’s been great getting to know everyone. I can’t wait for more people to move in, and have some lovely new neighbours to meet!”
The self-contained apartments have been thoughtfully designed and impeccably finished, with neutral décor throughout. Bright, open-plan living spaces are perfect for entertaining family and friends, and the kitchen areas are equipped with modern fitted units and integrated Zanussi appliances. The bathrooms come with contemporary white suites, complete with high-quality chrome fixtures and fittings. With each apartment benefitting from at least one patio or balcony, residents can enjoy their own outside space, as well as having access to the tranquil, landscaped communal gardens.
Cheviot Gardens boasts a variety of other excellent communal facilities, which help to create a congenial atmosphere around the complex. Residents can relax together in the restaurant, café or lounge, and take full advantage of the hair salon, therapist room and IT suite, all conveniently on site. The apartments are also located next to an extra care facility, from which residents can subscribe to personal care packages, making them a great future investment. A flexible range of services are available, including assistance with general housekeeping, such as cleaning and laundry, and support with personal care.
The development is ideally situated in the centre of West Norwood, a peaceful residential area with a wealth of amenities and a wonderful community feel. West Norwood is home to a number of charming independent retailers, and the FEAST street market takes place on the first Sunday of every month, celebrating the talent and entrepreneurial skills in the area. The nearby Portico Gallery is a hub of activity, hosting everything from tea dances and singing workshops to film afternoons and yoga, while at the Old Library Centre, Cheviot Gardens residents can try their hand at flower arranging, tai chi and line dancing. The West Norwood Health & Leisure Centre is within walking distance of the development and offers a range of classes with special rates for over 55s.
Cheviot Gardens benefits from an excellent range of transport links, making it easy to venture into the city centre for work or to visit friends and relatives further afield. A number of local bus routes provide easy access to the surrounding areas, including Crystal Palace, Brixton and Herne Hill. West Norwood train station is just a few minutes’ walk away, with frequent services run to London Bridge and Victoria as well as Clapham Junction, where there are connections to Brighton, Eastbourne, the New Forest and the south coast.
Prices at Cheviot Gardens start from £275,625 for a 75% share of a one-bedroom apartment (full market value £367,500) and from £341,250 for a 75% share of a two-bedroom apartment (full market value £455,000) through the Older Person’s Shared Ownership Scheme.
