Stepping on to or moving up the housing ladder to a brand new home could be easier than imagined for North West homebuyers.

At Prospect Homes we make dreams of owning a new build home a reality by offering incentives tailored to individual buyer’s circumstances, writes Samantha Williams, head of sales at the Liverpool-based homebuilder.

From deposit contributions to paying the mortgage for up to six months or securing a buyer for the house you’ve grown or even accepting it in part exchange for one of our new homes, we take a flexible approach to support our customers in achieving their dream move.

Those who love our show homes may even be able to purchase them with the furniture included and if that wasn’t enough, we’re also offering to include a barbecue and supermarket vouchers.

The Government backed Help to Buy equity loan scheme is available across our sites including Rose Gardens and Greenfields in Clitheroe, The Ridings in Longridge and Hall Drive Park in Alsager. Exclusive to new build homes, it’s currently open to first time buyers and those who have sold their current property subject to contract.

Those who take out an equity loan for up to 20% of the purchase price should typically only need a 5% deposit and 75% mortgage to secure a new home.

Changes to the scheme mean that from April 2021 it will only be open to first time buyers and the £600,000 maximum purchase price will be replaced by regional price caps.

Selected properties are available with Prospect Start, an affordable and accessible scheme that gives buyers the opportunity to purchase the home at 70% of the open market value. Buyers can relax knowing the home is all theirs and if/when buyers decide to sell the home, they sell at 70% of its market value to ensure the affordability factor is continued for future buyers.

All of our homes are also now under the threshold for Stamp Duty after the Government announced that the tax would be removed on properties priced up to £500,000 until the Spring. It’s a welcome boost to the housing market, helping buyers make their money go further

Whatever your circumstances, the Prospect team is here to help homebuyers.
